Since the pandemic, what buyers value has changed. Sellers need to understand what buyers place a high priority on in order to price their homes appropriately. Pre-covid buyers would pay a premium for convenience and location, typically for work commutes. Many buyers would sacrifice size of the unit, or wishlist items like outdoor space in order to have the luxury of a short work commute. Today however, post-covid, buyers place a higher value on size of the unit itself, and place a higher value on outdoor space. Especially those buyers who lived without during the shut down. Buyers also have expanded their searches. Many buyers who would only consider downtown neighborhoods will now consider areas on the outskirts of town that provide a better value proposition, since commute time is no longer the driving factor in their search.
