At the beginning of 2023, I made a very public prediction about how the Boston housing market would perform in 2023. As I expected, the market bounced back quickly from its dip, largely due to the advantage sellers continued to have over buyers in Boston's housing market.
Looking at the midyear 2023 Boston real estate market data, the rebound provides an interesting example of how housing inventory, mortgage interest rates, and homeowner equity can influence property values, even during periods of economic uncertainty.
Why Boston Home Prices Remained Resilient
A large number of Boston property owners are locked into historically low mortgage interest rates with affordable monthly payments. Many sellers have the option of renting out their condominium rather than selling at a significant discount. Combined with Boston's high rental costs, this gives existing homeowners greater flexibility and helps support property values.
This dynamic is particularly relevant in established Boston neighborhoods such as the South End, Back Bay, and Beacon Hill, where housing supply is limited and rental demand can provide property owners with an alternative to selling.
Boston is a strong real estate market that has historically demonstrated resilience during periods of economic turmoil. The first and second quarters of 2022 remained strong, as many buyers scrambled to get under contract before rising mortgage interest rates priced them out of the market. This quickly absorbed available housing inventory.
What Happened to the Boston Housing Market in Late 2022?
The next response came from sellers, particularly homeowners who knew they would need to sell in the near future due to life events. There was a rush to bring properties to market first, driven by concerns that housing prices would decline.
This created a sudden increase in Boston housing inventory. Although the increase was short-lived, it was significant enough to give buyers stronger negotiating leverage against sellers.
This shift was evident in the third- and fourth-quarter Boston real estate market data for 2022. This was when I was urging buyers to take advantage of opportunities in the market.
Buyers familiar with Boston's housing market, including its historical cycles and property values, recognized the opportunity. Many were prepared and had been waiting for a chance to purchase real estate at a discount. This was especially true for investors who regretted not buying during the pandemic, when prices had also dipped.
Boston Condo Median Sale Prices: 2022 Market Data
For the first half of 2022, the citywide median sale price for a condominium in Boston was $732,950. In the third quarter, the median sale price declined to $712,450. By the fourth quarter, it declined again to $700,000.
That represents a total decline of approximately 4.5% from the first-half median to the fourth-quarter median, demonstrating the relative resilience of Boston condominium prices during this period of rising mortgage interest rates and shifting buyer demand.
For the full calendar year of 2022, the median sale price for a condominium in Boston was $724,000.
Boston Condo Prices Rebounded in the First Half of 2023
For the first half of 2023, the citywide median sale price for a Boston condominium increased to $750,000. That represents an increase of approximately 2.3% compared with the same period in 2022.
Although not a dramatic increase, this demonstrates how quickly Boston condominium prices began recovering after a relatively brief market decline. Boston experienced two quarters of declining median prices in the second half of 2022 before prices began rebounding in early 2023.
For Boston buyers and sellers, this period provides an important example of how changes in housing inventory and buyer competition can create short-term opportunities without necessarily changing the market's longer-term trajectory.
What Does the 2023 Boston Real Estate Market Tell Us About Neighborhood Property Values?
While citywide Boston condominium statistics provide an important overview of the housing market, real estate performance can vary significantly by neighborhood, property type, and price point.
For example, condominium values in the South End, Back Bay, and Beacon Hill are influenced by factors such as property condition, historic architecture, outdoor space, parking, building amenities, and the availability of comparable properties.
Understanding these differences is particularly important for homeowners considering selling their Boston condominium. A citywide median sale price provides useful context, but accurately determining a property's market value requires analyzing recent comparable sales and buyer demand within its specific neighborhood.
